The Testimonio II real estate project, orchestrated by the Marzocco Group, is poised to redefine Monaco's skyline with the anticipated delivery in 2024 of a luxurious and innovative ensemble. The Testimonio II site, located between Boulevard d'Italie and Avenue Princesse Grace, initially presented considerable challenges, including complex topography and hydrogeological constraints. To meet this challenge, the Marzocco Group assembled a multidisciplinary team including the Vinci Group, Monaco architect Alexandre Giraldi, architecture firm Arquitectonica, and interior designer Laura Sessa.
Daniele Marzocco, CEO of the Marzocco Group, reveals that construction, started in 2017, will reach its pinnacle in 2024, providing Monaco with a remarkable real estate ensemble covering an impressive 150,000 square meters.
Testimonio II stands out with its two residential towers of 25 and 30 floors, reaching heights of 90 and 100 meters respectively. These towers will house 336 public apartments, making a significant contribution to the increase in housing for Monegasque citizens.
An exceptional feature of this project is the private section named the Bay House, comprising 59 prestigious residences, including 5 luxurious villas ranging from 1,400 to 2,500 square meters. Each villa will have its own garden terrace and a pool, offering rare real estate in Monaco.
Daniele Marzocco highlights the enthusiasm generated by the Bay House, revealing that half of the residences have already been sold, well before the official launch of sales scheduled in a few months.
In addition to residential luxury, Testimonio II will host the International School of Monaco, spanning 10,000 square meters and accommodating up to 700 students. This modern school will offer state-of-the-art facilities, including a gymnasium and a cutting-edge conference room.
Finally, the project will offer a contemporary green space with gardens, terraces, patios, courtyards, promenades, and viewpoints, complementing a contemporary architectural vision where glass, undulating forms, and projecting balconies harmoniously blend.
